$95 million CEFC investment backs carbon neutral goal for Roe Highway Logistics Park

Hesperia’s long-term plan to create a new benchmark for sustainable development in industrial landholdings has received a major boost with a $95 million investment by the Clean Energy Finance Corporation (CEFC) in the Roe Highway Logistics Park (ROE).

The CEFC finance furthers a range of sustainability initiatives at the 56-hectare site including use of low carbon materials, solar power generation and future potential connection to the South West Interconnected System, which may enable power export to the rest of the metropolitan area.

Launched in early 2019, the $500 million estate is now home to leading international and national logistics and industrial services businesses including: Sandvik, CHEP, Silk, Northline, KTrans, and Expro.

The estate is currently 75% committed with key opportunities remaining at two large sites adjacent to the WA Government’s new Kenwick Rail Freight Facility.

Speaking on behalf of the development partners, Hesperia Managing Director Ben Lisle said major national and international buyers and tenants were seeking sustainability initiatives when they searched for new or purpose-built warehousing and distribution centres.

“Roe Highway Logistics Park is both setting a new standard for sustainability and meeting the needs of many companies for initiatives that align with their overall values and long-term commitment to the environment,” Ben said.

“Our aspiration has been to create a new benchmark for sustainability in the industrial property sector and with the wide range of initiatives now in place at Roe Highway Logistics Park, we are confident that we will achieve market-leading lifetime carbon neutrality.”

Hesperia and our project partners are pleased that the CEFC has selected Western Australia for its first direct investment to reduce embodied carbon in property construction.

About ROE
Roe Highway Logistics Park is at the centre of Perth’s major arterial road network and forms an extension to the inner eastern core industrial precinct. It is the best-connected industrial estate in Perth, with RAV 7 truck access from both Roe Highway and Tonkin Highway via traffic light controlled intersections. The Park benefits from freight rail access via the Kenwick Freight Rail Facility.
Sustainability initiatives at ROE now include:
• Use of building materials in existing warehouses to reduce energy use by improving heating control within the buildings, such as double glazing and specialist insulation
• Reduced carbon concrete in five new major warehouses to be constructed in next 18 months
• On site water recycling and state-of-the art storm water management
• Low energy lighting in buildings and across the estate
• 2 MW of solar PV that can be drawn on by tenants in warehouses owned by ROE
• Grid-friendly technology such as smart inverters, smart metering, power factor correction and voltage control to enable a contribution to the WA South West Interconnected System
• Strategic native tree planting across the estate
• Conservation and enhancement of cockatoo roost area, bird monitoring, and complementary research into cockatoo movements across the metropolitan area, including the Adopt a Cocky Nest Project .
